DAB3 Investing Proven Process
At the DAB3 Group, we locate on and off market investments through networking and researching all aspects of an investment. We target real estate investments that fit a strict criteria, which has proven to be effective in identifying which locations and real estate deals will ultimately give our investors the best return possible.
In the next phase of our process, we use our market research, due diligence and knowledge of the real estate and rental markets to analyze each potential real estate investment. As always, the key is to minimize risk and maximize the return. We calculate the numbers and evaluate the details so you don’t have to. The Group is committed to finding creative investment options and strategies for all of our investors. At this stage in the process, investors can choose their level of investment and rate of return. We use our well-established relationships with local lenders, financial analysts and attorneys to structure and finance the investment.
Once the investment is fully acquired, the real work begins. We manage the properties including but not limited to marketing, handling rentals, tenant relations, general property maintenance and conducting any unit or building renovations and upgrades. At the DAB 3 Group, we always operate with a “customer first” mantra and engage in best property managment practices to ensure tenant satisfaction and retention. Part of the value we add is our ability to find creative ways to improve the propertys' net operating income from previous ownership, thus forcing appreciation and value.
At the end of the agreed upon term, the DAB 3 Group will notify the investor of the plan of action for their specific real estatement investment. In most cases, capital can be returned immediately per the agreement or the investor will have the opportnity to invest in the next deal!
